Note:
In this calculator, the terms "regulated tenancy" , "first term tenancy" , "offer period" , "second term offer" , "second term tenancy" , "Form AR1" , "control percentage" , "rental index" have the meanings assigned to them by section 120AA(1) of the Ordinance.

Since the landlord has not served the valid second term offer (i.e. Form AR1) on the tenant within the offer period, in accordance with the Ordinance, the renewed rent for the second term tenancy is to be the amount of rent last payable by the tenant for the first term tenancy (i.e. item (2)).
Since the landlord has not served the valid second term offer (i.e. Form AR1) on the tenant within the offer period, and the control percentage ascertained for the rent for the second term tenancy is a negative figure, in accordance with the Ordinance, the renewed rent for the second term tenancy is to be reduced by that percentage, i.e.
